Kierland Commons began with a simple but bold question. Could an inward-focused shopping concept succeed in the Arizona desert? In 1999, the idea was unconventional, but our team believed in its potential. We conducted an in-depth feasibility study inspired by successful destinations around the country, including University Village in Seattle, Country Club Plaza in Kansas City, and Mizner Park in Boca Raton.

The research was compelling, and our presentation secured a leasing assignment with Woodbine Southwest and Herberger. The retail market was extremely competitive at the time, yet Kierland Commons attracted leading national brands and quickly became one of Arizona’s most desirable retail environments. What began as a feasibility study ultimately helped shape one of the state’s most iconic shopping destinations, showcasing Omni’s strategic insight and commitment to thoughtful placemaking.
